Keep the wording positive while still being honest - just not brutally honest. Highlight popular features that homebuyers look for
, like garage space, scenic views, proximity to transit or attractions, and any newly updated or renovated areas of the home. Avoid words like: tiny, small, limited, outdated, older, fixer-upper, and, believe it or not - "motivated seller." This particular phrase can cause buyers to think they can low ball you.
- Avoid pigeonholing your home.
You might think your two-story, four-bedroom home would make the ideal family home—and it might! But be careful about using situation-specific
wording in your listing. This includes phrases like “family home” or “starter home.” These expressions might feel obvious to you, but can make some potential buyers feel excluded from your listing. Your goal is to get as many buyers as possible interested in your property.
- Don’t lie.
It might seem like fudging the truth could help you attract more buyers, but providing incorrect information
in your listing is never a good strategy to sell your home, and can be considered fraudulent. You could end up losing a buyer that would have been interested in your home by lying. Along the same vein, steer clear of embellishing features of your home, too. Just because you can squeeze yourself into a closet doesn’t make it a walk-in! The best way to attract buyers who will be interested in purchasing your home is to be honest.
- Think twice before including furniture and appliances.
If you do not intend to take your furniture and appliances with you, be wary about including these items in your contract deal. If you do, they will be subject to an inspection along with the rest of the home. If the furniture or appliances are not up to par during the inspection, you could end up having to fix or replace them to avoid losing the sale.
- Leave out the “New Home” contingency.
Some sellers will insert a clause in their listing stating they will not move out or sell their current home until they find a new home. This is understandable, but it can exclude buyers. Many buyers will not waste their time putting an offer in on a home they may not actually be permitted to buy. What you should do instead is negotiate an extended closing period. This will extend the typical 30 day closing period to give yourself more time to find your new home.
